How much notice does Hawaii require to raise rent?
45 days for month-to-month (HRS Β§ 521-21). A fixed-term lease cannot be raised mid-term unless the lease says so.
Is there a limit on how much I can raise rent in Hawaii?
No statewide cap: rent control is not in effect in Hawaii. The notice period is the only statutory limit; the market sets the amount.
When does the increase take effect?
On the first day of a rental period after the notice period has fully run. Serve it a few days early so mail transit does not push it into the next month.
Can I raise rent by email?
