Yes, 100% free. We don't charge any monthly fees, setup fees, or per-unit fees. The only costs are third-party service fees (payment processing and tenant screening) which are standard industry rates and typically passed to tenants.
We charge a small platform fee of 1% (max $2) per rent payment transaction. On a typical $1,500 rent payment, that's just $2. This allows us to keep the entire platform — all features, unlimited properties — completely free with no monthly subscription fees.
The core platform is free and unlimited, always. Optional premium modules (AI Pro, HOA Pro, Self Storage Pro, AI Bookkeeper, Syndication Pro, Smart Access and SMS) unlock advanced tools for a simple monthly price, and you only pay for what you turn on.
By default, the applicant (tenant) pays the $15 screening fee as part of their rental application. However, you can choose to cover this cost yourself if you prefer.
By default, both the My Rental Spot platform fee (1%, max $2) and Stripe processing fees are deducted from the payment before it's deposited to your account. You can also choose to pass these fees to tenants if you prefer — the choice is yours.
