Frequently Asked Questions

Tenants log into their portal and click "Submit Maintenance Request". They describe the issue, select a category (Plumbing, Electrical, HVAC), set priority, and upload photos. The request appears in your Requests tab with a unique ID like MR-2601-001.
In the Requests tab, click the green "Convert to WO" button. This creates a linked work order where you can assign a vendor, set cost estimates, due dates, and schedule the work.
Tasks are internal Kanban items for your team workflow. Work Orders are formal job assignments with vendor tracking, cost estimates, due dates, and completion status. Work orders track actual repair work and costs.
Click "+ Add Vendor" to create a profile with company name, specialty, contact info, and hourly rate. Vendor cards show rating, completed work orders, last used date, and response time. Contact vendors via Email or Call buttons.
Red = Urgent/Emergency, Blue = Scheduled Work Orders, Green = Regular Maintenance, Orange = Inspections. The sidebar shows the legend and upcoming scheduled items.
Work Orders show "Total Cost (This Month)" in summary cards. Each work order has cost estimates. The Vendors tab shows total spend. Run reports to analyze spending by property, vendor, or time period.
