How Each Payment Affects Your Score

Every month, your payment status earns or costs points. Here's exactly how it works.

+10
On-Time
Full rent paid by the due date
0
Partial
Some payment made, but not full rent
−10
Late
Full rent paid after the due date
−30
Unpaid
Rent not paid for the billing period

Key Scoring Rules

🎯
Starting score: All new renters begin at 550 (Fair). Your score adjusts each month based on your payment behavior.
📏
Hard floor & ceiling: Your score can never go below 300 or above 850, regardless of how many payments are recorded.
🔥
Streaks count: Consecutive on-time payments build a streak. Partial, late, or unpaid months reset the streak to zero.
📊
Every month is scored: Each billing period generates one payment status (On-Time, Partial, Late, or Unpaid) and one corresponding score event.
⏱️
Grace period: Payments are classified based on your lease's due date. If your landlord sets a grace period, payments within that window still count as on-time.

Path from Fair to Excellent

Starting at 550, here's what consistent on-time payments look like over time

1

Month 0 — You Sign Up 550 Fair

You start at 550 the moment your first lease is recorded on My Rental Spot. No history needed — every renter begins here.

2

Months 1–10 — Building Momentum 550 → 650

10 consecutive on-time payments earn +100 points, moving you from Fair into Good territory. This is when landlords start noticing your track record.

3

Months 11–20 — Establishing Reputation 650 → 750

Another 10 on-time months pushes you into the Excellent range. You now have nearly 2 years of consistent history — a powerful signal to landlords.

4

Months 21–30 — Maximum Score 750 → 850

30 consecutive on-time payments from day one earns the maximum possible score. You're in the top tier — your rental reputation speaks for itself.

Fallen Behind? You Can Recover Points

Missing payments hurts, but catching up can restore a significant portion of lost points

💪

How Catch-Up Reclassification Works

If you have unpaid months, catching up on that balance reclassifies those months from Unpaid to Late. Since Late costs −10 instead of −30, each reclassified month restores 20 points to your score. Payments are always applied to the oldest unpaid month first.

Example: You missed January and February rent ($1,500/mo each). Your score dropped 60 points (−30 × 2). In March, you pay $3,500 — $1,500 covers January +20 restored, $1,500 covers February +20 restored, and $500 goes toward March (scored as Partial, 0 points). Net recovery: +40 points.

Frequently Asked Questions

Everything you need to know about how Renter Score works

Your Renter Score starts at 550 (Fair) and adjusts each month based on your payment behavior. On-Time payments earn +10 points, Partial payments earn 0, Late payments cost −10, and Unpaid months cost −30. Your score has a hard floor of 300 and a hard ceiling of 850. The formula is fully transparent — no hidden algorithms.
Bad (300–549): Indicates a pattern of missed or late payments. Significant room for improvement.

Fair (550–649): The starting range for new renters. Limited history or a mix of on-time and late payments.

Good (650–749): Solid pattern of on-time payments. Landlords see you as a reliable renter.

Excellent (750–850): The top tier. Long, consistent history of on-time payments and financial responsibility.
Yes! Catching up on unpaid balances reclassifies those months from Unpaid (−30) to Late (−10), restoring +20 points each. Payments are always applied to the oldest unpaid month first. This means every payment toward past-due rent directly improves your score.
From your Renter Score dashboard, enable the Public Score Page toggle. This generates a unique URL you can copy, email, or include in rental applications. Landlords don't need an account to view your page — it's completely public. You can also download it as a PDF or disable it anytime from your settings.
Your public page displays your name, current address, score, score factors, key stats (balance, total rent paid, on-time/late counts), rental history across all properties with payment calendars, lease details, and verification badges. It does NOT show your email, phone number, date of birth, social security number, or any other sensitive personal information.
Starting at 550 and earning +10 per on-time payment, you would need 20 consecutive on-time months to reach 750 (Excellent). To reach the maximum of 850, you'd need 30 consecutive on-time months from the starting score. That's about 2.5 years of perfect payments.
No. Renter Score is an internal metric calculated by My Rental Spot based solely on your rent payment history within our platform. It does not affect your credit report, and checking or sharing it has zero impact on your credit. It's a completely separate system designed specifically for renters.
You can review all payment records from your dashboard. If you notice a discrepancy, flag it for review — your landlord will be notified to verify the record. If a correction is made, your entire score is recalculated from scratch to ensure accuracy.
Yes! Your Renter Score is tied to your account, not your property. When you move to a new place on My Rental Spot, your entire score history carries over. Your public page will show payment history across all properties, giving landlords a complete picture of your rental reputation.
Partial payments — where some amount is paid but not the full rent due — are scored as 0 points. They don't help your score, but they also don't hurt it. However, partial payments do reset your consecutive on-time streak to zero. Only full on-time payments count toward your streak.
