My Rental Spot is self storage management software for operators who run one facility or a handful — not a national portfolio. Units, online move-in, recurring billing, gate PINs and delinquency run in one system, and day-to-day management is free.
Many storage platforms are built for large operators and sold on annual agreements with implementation projects. If you run one site or five, that is a lot of software to pay for before you rent a single unit.
It is also the same platform that manages rental property. If you own storage and rental homes or apartments, both sit under one login and one tenant portal instead of two separate systems.
Record every unit with its size class, dimensions, climate control and drive-up access, group units by area or floor, and see on the site map which are occupied and which are free. Occupancy and economic occupancy are worked out from the live rent roll, so you are not rebuilding them in a spreadsheet at month end.
A renter picks a unit online, signs the rental agreement electronically and moves in without visiting the office. The unit is locked the moment they check out, so two people cannot rent the same space, and billing starts on their move-in date.
Rent bills on each tenant's own move-in anniversary rather than in one monthly run, which is how storage actually works. Tenants pay by card or ACH and can turn on autopay themselves, and you choose whether a tenant's final month is prorated when they move out.
Each tenant gets a gate PIN at move-in. It is suspended when the unit is overlocked, restored when the balance is paid and revoked at move-out. PINs are managed in the app today; direct sync with gate and smart-lock hardware is on the roadmap.
Late fees and overlock can run automatically on the schedule you set for each facility. Lien notice and auction are recorded as dated steps against the tenant, so there is a record of what happened and when. Storage lien law is set state by state, so check each step against your state's requirements.
The system proposes rate increases for tenants based on how long they have been in their unit. You review and approve each one, and the notice goes to the tenant automatically.
Give staff Manager, Staff or Viewer access to one facility or all of them. Reports cover occupancy, delinquency aging at 30, 60 and 90 days, and monthly recurring revenue, with CSV exports of the transaction ledger and the portfolio.
Day-to-day management is free, with no facility limit and no per-unit subscription. Pro is $29 per month per facility at the current early-bird rate ($49 standard) and adds the leads and reservations pipeline, rate increases, delinquency automation, staff roles, tenant protection plans and reporting. A platform fee applies to rent collected online.
No. Units and the site map, online move-in, billing and autopay, gate PINs and the tenant portal are free with no time limit and no facility limit. Pro adds automation and reporting for operators who want it.
Gate PINs are issued, suspended and revoked from the tenant record inside the app. Direct integration with gate and smart-lock hardware is on the roadmap, so for now the PIN is set in your gate system separately.
Yes. Storage facilities sit alongside your long-term, mid-term and short-term rentals under one login, and tenants use the same portal.
Rent bills on each tenant's move-in anniversary, so there is no first month to prorate. When a tenant moves out, you choose whether the final month is prorated.
It records each delinquency step — late fee, overlock, lien notice, auction — with a date against the tenant. It does not give legal advice, and lien procedure is set by state law, so confirm the requirements for your state.
Manage facilities, units, tenants and billing right alongside the properties you already run.
