How this rent estimate is built

The number above is not a guess. It starts from published federal data and is then adjusted for the specific property you described. The result panel shows each adjustment separately, so you can see where the figure came from.

Baseline

HUD Fair Market Rent for the state you select, using FY2025 data.

Market type

Urban or city centre, suburban, or rural.

Property type

Apartment, single family home, condo or townhouse, or duplex and multi-family unit.

Size and layout

Bedrooms from studio to four, bathrooms from one to 2.5 or more, and approximate square footage.

Condition

An overall condition rating for the unit.

Features and amenities

Updated kitchen, updated bathrooms, in-unit laundry, garage or parking, central A/C, pet friendly, yard or outdoor space, and furnished.

Why does it give three numbers instead of one?

Rent is a range, not a point. The panel shows a low, a recommended and a high figure so you can decide how aggressively to price against your own vacancy tolerance.

Where does the baseline number come from?

HUD Fair Market Rents, FY2025. The page states the data year on the result so you always know how current the baseline is.
