The calculator above asks for seventeen numbers. Here is what each group of them is for, so the result reflects the property you actually have.

Purchase price and financing

Purchase price, down payment, closing costs and any rehab or repair spend, plus the loan interest rate. Loan terms of 30, 20 and 15 years are available.

Rental income

Expected monthly rent, a vacancy rate, and other monthly income such as laundry, parking or pet fees.

Operating expenses

Annual property tax and insurance, HOA or monthly fees, and any utilities the landlord pays.

Percentage-based costs

Maintenance and repairs, property management, and the CapEx reserve are entered as a percentage of monthly rent rather than a flat figure.

Appreciation

A projected annual growth rate for the property value, used for the longer-term part of the analysis.

What is the CapEx reserve, and why is it separate from maintenance?

CapEx stands for capital expenditure. It is the share of rent you set aside for big-ticket items — a roof, a furnace, a repipe — which is why the calculator keeps it apart from routine maintenance and repairs.

What vacancy rate should I enter?

The field notes 5–8% as a typical average. Use the figure your own market and turnover history suggest rather than the default.

What do I enter for property management if I manage the property myself?

Enter 0. The field is a percentage of monthly rent, so zero removes the cost entirely.

What counts as other monthly income?

Recurring charges beyond rent — laundry, parking and pet fees are the examples given on the form.
