Virginia gives tenants 14 days to pay overdue rent after written notice before a landlord can end the lease (Va. Code § 55.1-1245). Deposits are capped at two months’ rent, late fees at 10%, and tenants can repair and deduct up to $1,500 or one month’s rent.
