My Rental Spot today launched AI Bookkeeper, which connects a manager’s operating bank account and turns each transaction into a proposed entry in their books. It matches rent, files expenses and vendor bills to the right property, and asks the manager only about the lines it isn’t sure of.
| Bank line | Proposed | Amount |
|---|---|---|
| ZELLE FROM J RIVERA | Rent · 214 Alder #2 Ready | $2,150.00 |
| HOME DEPOT #6621 | Repairs · which property? Needs a look | −$184.37 |
| RAPID PLUMBING CO | Paid vendor bill · WO #1182 Ready | −$420.00 |
AI Bookkeeper builds on the double-entry ledger and QuickBooks export My Rental Spot launched in August. The bank connection is read-only: it brings in the last 90 days of posted transactions, then syncs every morning. Each line becomes a proposed entry, such as a rent payment on the right lease, an expense on the right property, or a paid vendor bill. Entries the AI is highly confident about are booked automatically, a setting managers can switch off. Everything else lands in an approval inbox with a specific question. Managers can approve, edit, skip or undo any entry, and teach a rule that handles the same line next time.
A monthly close shows money in and out, net income by property and anything still open, then locks the month in the ledger. The reworked Bank Reconciliation page shows what’s on the statement but not in the books and the reverse, and uploading a CSV or OFX statement remains free for everyone. AI Bookkeeper reads and organizes transactions; it does not move money, pay bills or give tax advice.
AI Bookkeeper costs $19 per month or $190 per year for one connected US bank account, plus $5 per month for each additional account. AI Pro members pay $9 per month. Each transaction the AI reads uses one AI credit; lines handled by a rule or an existing match use none. Learn more at myrentalspot.com/ai-bookkeeper or watch the walkthrough.
