What a Nevada lease must include

Nevada allows the largest security deposits in the country: up to three months’ rent (NRS 118A.242). Late fees are capped at 5% of the rent, and a month-to-month rent increase needs 60 days’ written notice.

Does Nevada cap security deposits?

Yes — the cap is three months’ rent, and it must be returned within 30 days (NRS 118A.242). The template states both in the deposit clause.

What late fee can a Nevada landlord charge?

Is a lead-paint disclosure required?

For any building built before 1978, yes — it is federal (42 U.S.C. § 4852d). The template includes the EPA pamphlet acknowledgment automatically.
