Rent amounts and due dates are configured in the lease. Each unit's rent charge is auto-generated monthly on the due date you set.
Go to Settings → Payments → Reminders. Set automated email/push reminders before the due date (e.g., 5 days before, 1 day before) and after (e.g., 1 day late, 3 days late).
The Rent Roll dashboard shows real-time payment status for every unit: Paid, Pending, Due, or Late. Filter by property, status, or date range.
If a tenant pays by check, cash, or money order, click "Record Payment" to log it manually. This keeps your records complete.
Receipts are auto-generated for online payments. For manual payments, receipts are created when you record the payment. Tenants access receipts from their portal.

All past payments are listed in your Payment History. Download individual receipts or a full statement for your records.

Bank transfer (ACH) is 1% per payment and capped at $5, so a $2,500 rent payment costs $5, not $20. Debit and credit cards are 2.9% plus $0.30. There is no monthly software fee on top.
ACH transfers usually settle within two to five business days. That is why rent should be started a few days before the due date rather than on it — a payment sent on the 1st is not money in the account on the 1st.
You can, but it is recorded by hand and leaves no automatic trail. An online payment creates a dated record both sides can see, which is what settles a dispute about whether rent arrived on time.
A failed bank transfer is reported back and the rent stays outstanding. The usual causes are insufficient funds or a closed account. AutoPay cuts failures because the tenant sets it once against an account they keep funded.
