My Rental Spot today launched Community Groups & Events, a built-in social layer that lets property managers and renters create groups, post discussions, share files, and organize events directly inside the platform. Property managers managing mobile home parks, apartment complexes, or any multi-unit community can now auto-invite tenants into property-tied groups, post announcements, and schedule community events with full RSVP tracking. No third-party apps, no extra logins.

Groups That Work Like Real Communities

Property managers can create groups tied to specific properties or open to the broader community. When a new tenant is added to a property in My Rental Spot, they can be automatically invited to the property's group. No manual setup, no tracking who got added.

Each group includes a full discussion feed, file sharing, a media gallery, a members directory, and an events calendar. Property managers can pin important announcements, moderate discussions, and assign admin roles to trusted tenants or co-managers. Groups can be set to public (discoverable by any platform user) or private (invite-only).

For multi-property managers, groups solve a real operational problem. Instead of sending separate emails, texts, and notices to each building, managers can post once to a property group and every tenant sees it. Need to announce a water shutoff at 742 Evergreen Terrace? Post it in the group. Need to share the updated recycling schedule at 230 Bay Place? Post it in the group. It is that simple.

Events with Built-In RSVP Tracking

Community Events lets property managers schedule and promote events directly inside their groups. Each event includes full detail fields: date and time, location (physical address or virtual meeting link), description, cost (free or paid), and organizer info. Tenants can RSVP as "Going" or "Interested," and managers see real-time attendance counts.

Events can be filtered by upcoming, past, this month, or personal RSVPs. The Events tab on the main Groups page aggregates all events across every group a user belongs to, so tenants never miss a community activity.

Use cases range from practical to social: building BBQs and welcome parties, DIY maintenance workshops, first aid and CPR training, tenant screening webinars, rent collection strategy roundtables, holiday decoration contests, and new member welcome socials. Virtual events via Zoom or Google Meet are fully supported.

A Feed That Brings Everyone Together

The Groups Feed is a unified timeline of posts from every group a user belongs to. Each post shows the author, their group affiliation, and the property it came from. Users can like, comment, and share posts. Saved posts are accessible from a dedicated Saved tab for quick reference.

The feed supports property-tagged posts, so when a tenant at "123 Test Street" asks about smart locks, other tenants at the same property see it immediately. Cross-property discussions happen naturally in shared groups like "Bay Area Property Management" or "DIY Maintenance Tips."

Tenant turnover is the single most expensive line item in property management. Every vacancy costs an average of one to two months of lost rent, plus make-ready costs, listing fees, and screening expenses. Tenants who feel connected to their community stay longer.
