How to receive, review, and process rental applications.
Go to your property listing and toggle "Accept Online Applications" on. An "Apply Now" button appears on your listing for prospective tenants.
Configure what you require: income verification, employment history, rental references, government ID, and pet information. Set your income-to-rent ratio threshold.
New applications appear in Leasing → Applications. Review each applicant's profile, uploaded documents, employment details, and rental history.
Click "Run Screening" to initiate background, credit, and eviction checks via TransUnion. Results appear directly in the application. See our Tenant Screening Guide.
After reviewing all materials, click "Approve" or "Deny". Approved applicants receive an invitation to sign the lease. Denied applicants receive a compliant adverse action notice.
Once approved, click "Create Lease" to move the applicant into the leasing workflow. Their application data auto-fills the tenant profile.
How to submit an application and track your status.
Browse listings on My Rental Spot and click "Apply Now" on any property accepting applications.
Enter your personal info, employment details, income, rental history, and references. Upload your ID and proof of income as requested.
Review and consent to the background and credit check. This is required by most property managers and processed securely through TransUnion.
Some property managers charge an application fee. If required, pay securely via credit/debit card during submission.
Monitor your application status from your dashboard: Submitted → Under Review → Screening → Decision. You'll be notified by email at each step.
