About owner payments and statements.
A payout can only be sent after the rent itself has cleared. Bank transfers (ACH) usually settle in two to five business days, so a payout scheduled right after the rent due date reaches the owner a few days later, not the same morning.
Rent collected for the period, any management fee, maintenance and repair costs with their invoices, and the net amount paid out. The statement is what reconciles line by line against the deposit that lands in the owner’s bank account.
Almost always one of three things: a maintenance cost booked into that period, a partial rent payment, or a vacancy. The statement lists each line separately, so the difference can be traced rather than guessed at.
Yes. Statements publish to the owner portal and stay there, so an owner can pull any past period themselves. That removes the monthly email chase for both sides and settles most questions before they are asked.
Automated payouts, detailed statements, and owner portal access — all free.
