AutoPay Setup
Step-by-Step Guide

Let tenants set up automatic recurring rent payments. Payments process on the due date — no reminders needed, no late fees.

Enable & Manage AutoPay

Encourage tenants to enroll and manage AutoPay settings.

Enable AutoPay

Go to Settings → Payments and ensure "Allow AutoPay" is toggled on. This makes the AutoPay option available to all tenants.

Configure Processing Day

AutoPay processes on the rent due date set in the lease. If due on the 1st, payments are initiated on the 1st (or next business day).

Monitor Enrollment

View which tenants have AutoPay enabled from Payments → AutoPay Status. You can see enrollment rate across your portfolio.

Handle Failed AutoPay

If an AutoPay transaction fails (insufficient funds, expired card), both you and the tenant are notified. The tenant can retry manually or update their payment method.

Set Up AutoPay

Go to Payments

From your dashboard, go to Payments → AutoPay or click "Set Up AutoPay" from the payment prompt.

Choose Payment Method

Select your preferred method: ACH bank transfer (lowest fees) or credit/debit card. Add or select a saved payment method.

Review & Authorize

Confirm the monthly amount, payment date, and payment method. Accept the recurring payment authorization.

You're Set!

AutoPay charges automatically each month. You'll receive a confirmation email each time. You can cancel or modify AutoPay anytime.

Common Questions

About AutoPay.

Yes. Tenants can cancel or modify AutoPay anytime from their Payments page. Cancellation takes effect before the next scheduled payment. They'll still owe rent manually.
Both the tenant and PM are notified immediately. The payment is retried once automatically. If it fails again, the tenant must pay manually. Late fees still apply per the lease.
AutoPay processes the base rent amount on the due date. Since it pays on time, late fees don't apply. If there's an existing balance (prior late fees), it can be included.
AutoPay is optional for tenants. You can encourage enrollment, but requiring it may have legal implications in some jurisdictions. Check your local laws.
